There is some confusion about when and who should commission a commercial EPC.

If existing commercial premises are being sold the owner must obtain the EPC. Our advice is that the commercial selling agent should display an Energy Performance Certificate with the written particulars of the property.

If existing commercial premises are being rented out the owner or landlord must obtain the EPC. Our advice is that if a commercial letting agent is being used that they should display an energy performance certificate with the written particulars of the property or at the very latest before contracts are signed.
