There is a legal obligation for a Domestic EPC to have been commissioned before a property is marketed for sale. For property rentals you need to provide an EPC whenever a home in the social or private rented sector is let to a new tenant. This should be made available free of charge, when the prospective tenant is first given written information about the property and certainly before the rental contract is signed. From April 2018 landlords will not be able to let out properties that do not reach Band E or above.
